We have created an easy system for staging to help brokers and their sellers get the highest sale price. We use a simple price structure and 30 day contracts. We offer free consultations, an uncomplicated contract, and installation that works with your timeline goals.

The process
We start with the basics. Not every room needs to be staged to see a benefit so we offer simple packages to choose from, as well as additional rooms that can be added to a contract.
To have your home staged it needs to be vacant and clean, as well as unoccupied. We understand the chaos of packing, so no worries during the consultation. We can visualize past boxes, pets and home repair projects. We work with brokers and sellers to determine the best time to install staging. Often this includes a timeline goal for moving, cleaning, any repairs, and marketing prep and photos.
The consultation & cost
We define areas that give the greatest impact for your home sale. Once we determine which package meets your needs we create a 30 day contract. All contracts are sent separately via DocuSign prior to paying for services. Payment is required within 3 days of signing the contract, and must also be received before installation. Once the contract is signed you will receive an invoice with a link that makes it easy to pay. We accept payments via Apple Pay, Credit card and Check. Most homes close within a 30 day staging contract period. If your closing date is longer, we are here for you and offer extensions to make sure you are covered.

Cosmetic flaws or an awkward space in a home can turn away a buyer at first glance, particularly imperfections in drywall, flooring and dated fixtures. Even new homes can have this challenge. Buyers see these issues as an extra expense or unwanted work in their future. It has a monetary impact on an offer price, as well as repairs a buyer may ask for during a transaction. Often buyers are unable to see how a vacant space may work for them. Staging creates an aspirational space for a person just stepping into your home. After an accepted offer, and making your way through an inspection period, the appraisal is usually the last hurdle. When your buyer’s appraisal hits “at value” a seller often breathes a sigh of relief knowing a tricky price negotiation may have just been avoided. Most agents prefer to leave staging in place until the appraisal is complete for this reason.
